About the Service
LettingOps provides operational coordination for independent landlords. This means we handle maintenance requests from tenants, triage and prioritise issues, coordinate contractors, monitor completion, and keep you updated throughout. We are an operational support service — not a letting agent, and not a property management company.
No. LettingOps is not a letting agent and does not provide letting agency services. We do not collect rent, manage tenancies, source tenants, handle deposits, or act in any capacity that would constitute letting agency work. We provide operational coordination only — a distinct and separate service.
No. LettingOps does not replace a letting agent. If you use a letting agent for tenancy management, rent collection, or tenant sourcing, that relationship continues separately. LettingOps provides operational maintenance coordination only — complementing, not replacing, other arrangements you may have in place.
No. LettingOps does not hold client money in any form. Contractor invoices are paid directly by you to the contractor. The LettingOps subscription fee covers our coordination services only. We have no involvement in rent, deposits, or any financial transactions related to the tenancy.
LettingOps is designed for independent landlords who self-manage their properties and want structured support with maintenance coordination — without handing over full control to a letting agent. It is particularly well suited to landlords with one or more properties in London, those with limited time, and those who want transparent processes and reliable contractor coordination.
Pricing & Contracts
The monthly subscription covers LettingOps coordination services — maintenance request handling, triage, contractor coordination, scheduling, monitoring, and landlord reporting. Contractor costs for actual repair works are separate and are paid directly by the landlord to the contractor.
No. Contractor costs are not included and are always paid directly by the landlord. The subscription covers the cost of LettingOps coordinating the work — not the cost of the work itself. This keeps the service transparent and ensures you have full visibility of what contractors charge.
Contract terms are discussed as part of the onboarding process. Contact us to discuss your requirements and we will explain what applies to your chosen plan.
Yes. If your portfolio changes or your circumstances change, we can discuss moving between tiers. Contact us to discuss the change and we will advise on how it can be arranged.
Operations & Control
The approval threshold is a cost limit you set. Below that amount, LettingOps can proceed with arranging contractor work without consulting you first. Above that amount, we always contact you for approval before any work is booked. For example, if your threshold is £150 and a repair quote comes in at £95, we proceed. If the quote is £420, we contact you first. You can adjust your threshold at any time.
Yes, always. LettingOps coordinates on your behalf — it does not take ownership of decisions. Your approval threshold determines how much routine work we can progress without contacting you, but you retain full authority over your property at all times. The level of day-to-day involvement varies by plan — the Essential plan keeps you closely involved, while the Complete plan reduces your routine involvement — but your authority is never removed.
Tenants report issues through structured channels that are established as part of onboarding. This prevents vague or incomplete reports and ensures every issue is logged and documented from the start. Details of the reporting channel are confirmed to both you and your tenants when the service begins.
We work with trusted independent contractors across relevant trades. If you have existing contractor relationships you would like us to use, we can coordinate through them. All contractor costs are paid directly by you.
Genuine emergencies — such as gas leaks, flooding, or total loss of heating in winter — are classified as Priority during triage and escalated immediately. We contact you and, where necessary, arrange urgent contractor attendance. Emergency response capability varies by plan; the Complete plan includes priority response times and priority contractor scheduling.
Coverage & Location
LettingOps currently serves independent landlords with properties in London. If you have properties outside London or are unsure whether your location is covered, contact us to discuss. We will confirm whether we are able to assist.
Yes. The service is particularly well suited to landlords who live further from their properties — including those based outside London or abroad. The Managed and Complete plans are designed to reduce the need for your direct local involvement. Your location as a landlord does not affect your ability to use the service, provided your rental property is in our service area.
