The conditions under which LettingOps Ltd provides its operational coordination services.

These Terms of Service ("Terms") govern your use of the LettingOps Ltd website and the operational coordination services we provide. By engaging LettingOps Ltd or using this website, you agree to these Terms. Please read them carefully.

LettingOps Ltd (company number 17021264) is registered in England and Wales. References to "LettingOps", "we", "us", or "our" refer to LettingOps Ltd.

1. Nature of our service

LettingOps Ltd provides operational coordination services only. This includes maintenance coordination, issue triage, contractor liaison, and structured reporting for independent landlords.

LettingOps Ltd is not a letting agent, property management company, rent collection service, tenancy management service, or deposit handler. We do not hold client money and we do not act in a regulated capacity under the Estate Agents Act 1979 or any equivalent legislation.

The landlord retains full legal responsibility for their property, tenancy agreements, and compliance with applicable landlord-tenant legislation at all times.

2. Eligibility

To engage our services, you must:

  • Be the legal owner or authorised representative of the property or properties in question
  • Be at least 18 years of age
  • Be resident or incorporated in the United Kingdom, or have a valid legal basis to receive services in the UK

3. Engagement and service agreement

A service relationship with LettingOps Ltd begins when a formal service agreement or written confirmation has been issued and accepted by both parties. Use of this website or submission of an enquiry does not constitute a binding service agreement.

The specific services to be provided, the applicable fees, and any particular terms will be set out in the service agreement provided to you at the point of engagement.

4. Fees and payment

Fees for LettingOps services are as set out in our current pricing schedule, which is available on our Pricing page. Fees may be revised from time to time; existing clients will be given reasonable notice of any changes.

All fees are exclusive of VAT unless stated otherwise. Payment terms will be set out in the relevant service agreement.

LettingOps Ltd does not collect, hold, or process rental income or any other client money on behalf of landlords or tenants.

5. Contractor coordination

Where LettingOps coordinates work with contractors:

  • Contractors are engaged as independent third parties; they are not employees or agents of LettingOps Ltd
  • The contract for any works is between the landlord and the contractor
  • LettingOps Ltd coordinates and monitors but does not guarantee the quality, timeliness, or outcome of contractor work
  • Landlords retain responsibility for approving works and authorising expenditure

6. Landlord responsibilities

As a client of LettingOps, you remain solely responsible for:

  • Compliance with all applicable landlord legislation (including gas safety, electrical safety, fire safety, and EPC requirements)
  • Maintaining valid landlord insurance for each property
  • The terms and conditions of any tenancy agreement
  • Any decisions regarding tenants, rent, deposits, and tenancy management
  • Ensuring any works authorised through LettingOps comply with planning, building regulations, and lease requirements

7. Limitation of liability

To the fullest extent permitted by law:

  • LettingOps Ltd's total liability to you in connection with any claim arising from our services shall not exceed the total fees paid by you in the three months preceding the event giving rise to the claim
  • LettingOps Ltd shall not be liable for indirect, consequential, or special losses, including loss of rental income, loss of property value, or loss of business
  • LettingOps Ltd is not liable for the acts or omissions of third-party contractors

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded by law.

8. Termination

Either party may terminate a service agreement in accordance with the notice period specified in that agreement. LettingOps Ltd reserves the right to suspend or terminate services immediately if a client materially breaches these Terms or engages in conduct that is unlawful or that puts LettingOps Ltd at legal or reputational risk.

9. Intellectual property

All content on this website, including text, design, graphics, and the LettingOps brand, is the property of LettingOps Ltd and may not be reproduced, copied, or distributed without our express written permission.

10. Website use

You may use this website for lawful purposes only. You must not use it in any way that is unlawful, harmful, or that infringes the rights of others. We reserve the right to restrict access to this website at any time without notice.

11. Governing law

These Terms are governed by the laws of England and Wales. Any disputes arising from these Terms or your use of our services shall be subject to the exclusive jurisdiction of the courts of England and Wales.

12. Changes to these Terms

We may update these Terms from time to time. The date of the most recent revision is shown below. Continued use of our website or services after any changes constitutes your acceptance of the updated Terms.
